Staging Your Home for the Market Place

Here Are a Few of the Important Points
  • First impressions last longest. The first thing a prospective buyer notices is your front door. Give it a well-scrubbed look. Repaint if necessary. Be sure your lawn, shrubs, and trees are well-manicured.

  • Look at the basics around the house. Check all doors, windows, and cabinets to be sure they appear clean and operational. Tighten loose doorknobs.

  • Ideas on what to update. Dated wallpaper, woodwork, walls, doors, and screens with tears and holes, worn or spotted carpet are buyer turnoffs. Fresh paint, shampooing carpet, and a thorough home cleaning, are all good sweat equity nominal investment items to make a difference.

  • Let the sun shine in. Having a professional clean any exterior windows is always a good idea. Open draperies and curtains to give your home a bright and cheery look. Darkened rooms have less appeal and make your square footage appear smaller.

  • Clear the deck. Clear all unnecessary objects from the bathroom and kitchen, and other countertops. Clear refrigerator or messages, pictures, etc. A clean look throughout helps buyers to mentally move their own things into your home. Less is more, always!

  • Bathrooms and kitchens sell homes. Make them bright, clean, and sparkling. Replace foggy blurry mirrors. Repair leaks and old lighting fixtures.

  • Closet and storage space is prime space. Buyers always want lots of closet and storage space. Be sure yours are well-organized and uncluttered.

Seller's Checklist for Showing Appointment

  • Soft music in the background helps create a relaxed mood that prompts buyers to linger and enjoy. It is always a good idea to turn off TV’s and loud stereos.

  • It's usually best to put dogs outside or in the garage while your home is being shown. It is also a good idea to hide kitty litter boxes or take them outside before a showing and clean them regularly to eliminate unappealing smells.

  • A soothing aroma of fresh flowers is always a nice touch for their appearance and fragrance. Pot pourri also leaves an appealing scent. Scented sprays can be obvious and are sometimes too strong. If the weather allows, open a few windows and let fresh air in.

  • Most buyers will not relax and closely inspect a home if the owners are present, so when possible, let the agent show your home without you being there. Should you be home, answer only the questions directed to you and call your Centoni Real Estate Professional with any feedback you might have. Never apologize should an objection or derogatory comment be offered, let your agent respond to it.

  • Brighten up your home. Open draperies and turn on lamps. More light will attract attention, make your home appear larger, and leave the buyer feeling uplifted.

  • Maintain a model home image when showing to prospective buyers. Make sure beds are made and pillows are fluffed. It is a good idea to do a quick overlook of your home before a showing, and empty any trash cans and dust any counter or table tops to preserve the model home image. Taking down personal photos of you and your family is also a good idea to make your home more anonymous and also for personal safety reasons. An anonymous home lets a prospective buyer picture themselves in your home.
